BBMP to Launch Online A-Khata Application System in 15 Days

In a major step toward enhancing transparency and efficiency in property documentation, Bengaluru’s municipal body — the Bruhat Bengaluru Mahanagara Palike (BBMP) — has announced that it will launch an online system for A-Khata applications within the next 15 days. The move is aimed at simplifying the process for converting B-Khata to A-Khata or submitting fresh khata applications for properties without any existing record.

According to BBMP officials, the entire application process will be digital-only, eliminating the need for citizens to physically visit BBMP offices. “Do not bribe anyone. The system will be entirely online,” read an official advisory from the BBMP, cautioning property owners against falling prey to middlemen or corrupt practices. This marks a significant effort by the civic body to eradicate long-standing malpractices that have historically marred the khata issuance process in the city.

The A-Khata certificate is a critical document for property owners in Karnataka. It serves as proof that a property is in compliance with government regulations and that property taxes have been paid in full. An A-Khata is essential for obtaining building approvals, bank loans, and for establishing the legal ownership of a property. In contrast, B-Khata properties are often located in revenue layouts or irregular developments, and are not eligible for many civic services or formal transactions.

By digitizing the process, the BBMP aims to streamline approvals, reduce paperwork, and bring relief to thousands of property owners across Bengaluru. This includes residents in newly developed layouts and those facing hurdles in securing clear property titles for resale or financial transactions.

Officials also said the online system will allow applicants to upload required documents, track the status of their application in real time, and receive their certificates without human interference. This end-to-end digital mechanism is expected to cut down processing time, prevent delays, and eliminate opportunities for bribery.

The upcoming portal is part of the BBMP’s larger push to modernize civic administration in Bengaluru and ensure citizens experience greater accountability and ease of access to government services. Once operational, the online A-Khata system will mark a major milestone in making property documentation in the city more transparent, efficient, and corruption-free.
